posted on 5 MayDaily amenities are more critical than fancy clubhouses for ROI.
Property values in Delhi feel like they're hitting new highs, even for older projects. I'm based in Dubai, looking at Gitanjali Apartments for an investment, but can't do site visits easily. My biggest concern is daily operational quality affecting tenant retention and long-term value. Specifically, how reliable is the power backup at Gitanjali? Is it full flat backup or just common areas? Also, what's the water situation like — are we talking frequent tanker dependency, or is the supply robust? Lastly, elevator quality and maintenance response time really impact tenant experience. Do these practical amenities justify the current pricing, or are they often neglected after possession? What's the ground reality?

OP ki baat bilkul theek hai. Aajkal Delhi mein property prices, especially in established areas, are just insane. But the real value isn't in fancy lobbies, it's in daily living. Power backup, water pressure, working lifts – these are non-negotiables for tenants now. Log premium dete hain for hassle-free living.
U5, agar '0 units' hai,
Kya Gitanjali mein koi proper RWA hai jo maintenance dekhta hai?
Gitanjali Apartments? Bhai, agar woh wahi chhota sa building hai near Moti Bagh, toh investment ke liye mat socho. '0 units' ka matlab hai ki shayad ye koi society nahi, individual builder flats honge. Unmein power backup aur water supply ka haal toh mat hi poocho. ROI toh door ki baat hai, tenant milna mushkil ho jayega agar basic facilities hi kharab hain. Especially for an NRI looking for passive income, this sounds like a headache. Have you checked other options in Anand Niketan?
Exactly! Mere ek dost ne ek old building mein liya tha Alaknanda mein. Lift baar baar atak jaati thi, aur paani ka toh poora hafta tankar se kaam chalaya. Tenant bhaag gaya 6 mahine mein, bola 'bhai, yahan rehna mushkil hai'.
Sahi keh rahe ho. Older flats mein maintenance ka issue hamesha rehta hai, aur builder flats mein toh aur bhi zyada.
