Visited DNR Arista Phase 1 last weekend, considering it for a 3BHK for my family. My wife's priority is safety for the children, especially with school admissions. I'm really concerned about the daily practicalities. What's the real deal with water supply? Is it reliable, or are tankers a common sight? Also, how are the elevators? Are they well-maintained, and what's the response time for issues? Heard some stories about slow response times. Just want to ensure it feels like a genuine home, not a constant headache. Current residents, what's your take?

DNR Arista Phase 1 looks good on paper, amenities bhi hain, Total units 241 hain, so it's a decent size community. But daily practicalities are the real test. Agar society management active hai, toh issues resolve ho sakte hain. But as first-time buyers, we need to be extra careful, especially with such a big investment. No easy answers here, just gotta weigh your options.
First-time buyer ke liye sabse difficult decision hai. Har project mein koi na koi catch hota hi hai. Aavalahalli mein bhi dekha tha, same story. It's like a lottery.

₹2.1 Cr – ₹3.9 Cr? Bhai, this is too much for these basic issues. Bengaluru market mein prices already sky-high hain, upar se yeh problems. My budget is nowhere near this for a first home.
Elevators ka issue hai. Ek baar main 15 min ke liye stuck ho gaya tha, thankfully emergency button kaam kar raha tha. Response time thoda slow hai, especially weekend evenings mein when everyone is moving. Unhone bola tha ki 24/7 technician available hai, but on ground it's not always the case. Yehi reason hai ki main abhi bhi confused hoon, itne paise deke bhi if these basic things are an issue.
Water supply toh theek hai mostly. Kabhi kabhi low pressure hota hai, but tankers regularly aate hain. It's not ideal, but manageable. Adigara Kallahalli side ke projects mein bhi yahi scene hai, toh it's kinda normal now.
RERA number TOR/PRM/KA/RERA/1251/446/PR/230419/001674 dikh raha hai. Possession date 2024-12-01 hai. Kya ye date pakki hai ya builder delays common hain is project mein? Bahut tension hoti hai jab dates extend hoti hain, especially when you're planning school admissions around it.

Totally agree with you. Mera ek friend Akshayanagar mein ek naye project mein phasa hai, same issues. Builders ads mein sab achha dikhate hain, but ground reality alag hoti hai. Water tankers toh common ho gaye hain ab toh, lagta hai har naye project ka yahi haal hai.
