Daniya Azad Residency – been looking at this project for a 3BHK upgrade. Currently in a 2BHK in Sector 137, thinking of moving. Builders show great amenity brochures, right? Clubhouses, sports facilities, green areas... but jab actual possession milti hai, kitna difference hota hai? Does this 'premium' for amenities actually help with resale value or attract good tenants later? Ya phir just maintenance charges badha deta hai? Investors, apna experience batao, is it worth paying extra for these paper promises?

Since Daniya Azad Residency is already COMPLETED and possession was in 2017, can someone who lives there or has visited confirm the actual state of these amenities? Are the clubhouses, swimming pools, and green areas as good as they were promised in the brochure? I'm looking at a 3BHK and the price range of ₹2.6 Cr – ₹3.4 Cr is steep, so I want to know if the 'premium' is for real, functional amenities or just on paper. How many units are actually occupied out of 50?
U5, it's a mixed bag. For a project completed in 2017, the amenities are fairly well-maintained, which is a good sign. But the premium for them is subjective. If
Haan, I know someone there. Amenities are fine, but nothing extraordinary. Definitely not worth the premium compared to other projects in Ajayabpur.
U5, I visited Daniya Azad last month. The amenities are mostly functional, the clubhouse is decent, and the pool is okay. But yes, maintenance is on the higher side. They have a small community, only 50 units, so it feels exclusive but expenses per unit are naturally higher.
Actually, I think good amenities can be a big plus. Especially if you have kids, a proper sports facility or a safe play area makes a huge difference to daily life. It's not just about resale, it's about quality of living too, right? Daniya Azad's location is also good.

U1, you hit the nail on the head. My cousin bought a flat in Alistonia Estate a few years back, lured by the fancy gym and banquet hall. Possession 2017-12-01 ke baad bhi, it took another year for the club to be fully functional. And now, the maintenance charges are sky-high, like ₹8000-₹10000 just for these amenities, which they barely use. Resale value mein bhi koi khaas boost nahi mila, ulta buyers negotiate on maintenance.
Totally agree U1! Same doubt. Amenities were just for show in a project near Alpha II. Just adds to the cost.
