Dasarahalli 3BHK hunt: Is the premium justified?

Dasarahalli ka real estate scene abhi thoda confusing lag raha hai. Main abhi Whitefield mein 2BHK mein hoon aur thinking of upgrading to a 3BHK ya even a small villa around Dasarahalli. My budget is around ₹1.8 Cr. Lekin yahan prices for a decent 3BHK easily ₹1.5 Cr cross kar rahe hain. Is this really justified considering the daily life yahan? Traffic ka kya scene hai peak hours mein? Aur water supply ka issue kitna serious hai? I'm also looking at the investment potential. Log bolte hain future mein appreciation achhi hogi, especially with the metro expansion nearby. But is it real, ya sirf hype hai? Rental demand kaisi hai for 3BHKs? Already ek home loan chal raha hai, so I don't want to overpay. Should I wait ya abhi buy karna sahi hai? Any hidden costs people discovered after moving in?
