While the project is completed, making immediate possession a plus, I'd strongly advise checking its exact distance to the nearest metro station and major business districts. My take: Dawar Builders Floors could be a practical option if its immediate vicinity offers robust metro and road links, otherwise, the daily commute might be a hidden cost. Bhai, Dawar Properties is a new entity. I checked RERA, they don't have any other registered projects under this name. This isn't a 'builder generally has a decent reputation' situation. It's a brand new one. Be very careful. What's the RERA ID for this specific project, has anyone checked?
I visited the site last month, and while the flats look decent, the approach road is quite narrow, especially during peak hours. It's near Anand Vihar but not directly on a main road. The nearest metro is about 2.5-3 km away, which means auto/rickshaw daily. My friend bought in Alaknanda a few years back and regrets not checking the micro-connectivity properly. Commute time adds up, trust me.
