₹90 lakh for a flat, and still parking ka scene clear nahi. DDA Meera Apartment mein parking allocation sach mein kaisa hai? Lottery based hai ya reserved? I work in real estate, but khud ke liye buying is tough. Clubhouse facilities bhi bas naam ke hain, ya actually use hote hain? Security kaisi hai wahan?

Honestly, at this price point, you really need to weigh your options. The Delhi real estate market is quite dynamic right now. For ₹90 lakh, you might find something slightly newer in areas like Dwarka or even some parts of Ghaziabad (closer to Delhi border) with better amenities and clearer parking policies. DDA Meera Apartment, with its 2012 possession, might have hidden costs for renovation or upgrades later. It's a tough call for first-time buyers who are already stretched thin.
Parking ka toh theek hai, but security ka kya? Aise areas mein, especially with older DDA complexes, security can be a big concern for families. Koi actual resident bata sakta hai ki wahan security guards hain, CCTV hai, ya bas naam ki security hai? Aur ₹90L mein kya 2BHK mil raha hai ya 3BHK? Original post mein ₹90L mention kiya hai, but website pe toh price range ₹64 L – ₹4.8 Cr dikha raha hai.
Lottery based parking? Seriously? That's just asking for trouble every single day. My budget is ₹80L, so this is definitely making me rethink.
Security ka toh mixed bag hai. Ground floor pe guards hote hain, but CCTV coverage is not comprehensive. Main gates par hi focus hai, andar ki lanes mein nahi. Aur parking ka scene toh lottery-based hi hai, with very limited reserved spots for senior citizens or specific flat types. ₹90L mein you'd mostly get a well-maintained 2BHK, but for a 3BHK, you'd be looking closer to ₹1.5 Cr+ depending on the floor and view. The ₹4.8 Cr range is probably for the penthouse units, which are rare.
Meera Apartment ka toh kaafi time se yahi haal hai. My uncle had booked a flat in a DDA scheme back in 2010, got possession in 2012, but parking was a constant headache. They had 100 units, but maybe 50 allocated spots. Eventually, he had to sell it off and move to a private society in Alaknanda just for peace of mind. DDA projects, especially older ones like this (Possession date: 2012-12-01), often lack proper planning for modern needs.
So, the resale value wasn't good then? Aur woh Alaknanda waala project kaisa nikla? I'm curious if the extra cost was justified for him.
Oh no, yeh toh sunke aur darr lag raha hai. Selling it off is a big step!
Uff, meri bhi same frustration hai. I was looking at some DDA projects near Anand Vihar, and everywhere the parking is a nightmare. Ya toh lottery mein naam nahi aata, ya fir open parking mein gaadi khadi karo. Clubhouse facilities toh bas brochure mein achhi lagti hain, real mein kaun use karta hai?
Bhai, ₹90 lakh for a DDA flat and still parking ka scene clear nahi? Yeh toh hadd hai! As a first-time buyer, it's already so much stress, aur upar se aise hidden issues. Lagta hai sirf location ke paise le rahe hain.
Exactly! Aur DDA ki quality bhi toh pata hai sabko. Maintenance ka kya scene hai phir wahan? Is the building structure good, considering it's from 2012?
Totally agree! ₹90L is a huge amount for DDA, especially when private builders are offering better amenities. What's the point then?
