Leisure Valley keeps coming up every time I shortlist something. I'm currently in a 2BHK in Sector 65, thinking of upgrading to a 3BHK or maybe a villa. Already have a home loan, so need to be smart about the total cost. Heard about builders like Sunder Homes doing spot discounts for quick sales. But then brokers say they can get better deals through their network, sometimes with adjusted payment plans. Not sure if these spot discounts are real savings or just marketing. Should I trust a broker for a better price, or push direct with the builder for a spot discount near Leisure Valley? What's the community's experience?

Spot discounts are usually a gimmick. They inflate the price first and then offer a 'discount'. My friend got burned by a similar scheme near Badshahpur. Always ask for the final, all-inclusive price in writing.
Bhai, you're not alone! Leisure Valley area looks great but the prices are something else. I'm also eyeing a 3BHK there. Good question about brokers vs direct!
