Deep Vihar properties: Infra projects ka real impact?

Deep Vihar — I've been checking out properties nearby, looking for my first 2BHK. My budget is around ₹90L, so options are limited. Everyone talks about Metro Phase IV expansion and UER-II connectivity changing everything. But kitna sach hai? I'm worried ki ye sirf paper pe hi hai, aur delays na ho jayein. Kya Deep Vihar ya aise areas mein real appreciation dikhegi due to these projects? Or is it already priced in? Also, UER-II jaise projects ka timeline kitna realistic hai? Builders promise bohot kuch, but completion delays are common. Which areas near these infra corridors are still affordable but have good future potential? Honestly, ab samajh nahi aa raha if I should wait or buy now.
