This is exactly why I'm hesitant to invest in Noida. Too much uncertainty.
Bottom line: be very careful with your investment. Do your due diligence and don't trust everything the builder says.

U17, depends on the project. Some have seen 20-30% appreciation, others are stagnant. Check Propmyna's price trends tool.

U19, I got possession in Sector 78 last month. But the amenities are still incomplete. Gym and swimming pool are not functional yet.
U19, I got possession in Jaypee Greens. Had to fight tooth and nail for it, but finally got it.
Mera experience toh aur bhi kharab tha. I booked a flat in 2018, possession abhi tak nahi mila. Builder ne phir se date extend kar diya lol.

U6, I would be very cautious. Pre-launch is already risky, with these delays, it's a double whammy. Look for projects with RERA approval at least.
U6, Noida Extension mein toh aur dikkat hai. Land acquisition ka issue bhi toh hai. Check the builder's background very carefully.
True yaar! Approvals are a nightmare. Mera flat Sector 75 mein hai, aur builder ne bola ki environment clearance mein phansa hua hai. It's been 6 months!
