Delayed OC: Hyderabad's silent property trap
Moved into Sattva Lake Ridge in Narsingi just last month. Honestly, the RERA promises feel a bit different on the ground, especially with possession. Before committing to our 3BHK for ₹1.2 Cr, I meticulously checked Salarpuria Sattva's RERA registration online, everything looked compliant. But then the Occupancy Certificate got delayed by nearly three months. My agent kept pushing for possession anyway, saying it’s common for projects near Kokapet. But I heard horror stories about resale or loan issues without a proper OC. Is it really that risky? What’s the actual point of RERA if builders can still drag their feet on OCs? Does anyone else have first-hand experience with delayed OCs in Hyderabad, especially from projects around the Financial District? Did you proceed with possession without it, and what were the consequences?

Bhai, exactly yahi fear hai. ₹1.2 Cr is a huge amount for us first-time buyers. Hearing your story about Sattva Lake Ridge and the OC delay just makes me more nervous. My agent is also pushing for a project near Gachibowli without a clear OC date. Salarpuria Sattva toh established builder hai na (Est. 1986, HQ Bengaluru)? Inka track record toh acha hona chahiye. Yeh log bhi agar aise karenge toh kiska bharosa karein? Is there any way to check a builder's actual history of OC delays, beyond RERA? Kahan se mile
