3BHK all-in cost in Saket looks crazy, yaar. Upgrading from my 2BHK. Builders quote super area, what's the real carpet area? And hidden charges kya-kya hote hain, any experience?

Carpet area is the real deal, bhai. Builders always inflate super area to show a lower per sqft price. Have you checked RERA for the project? What's the per sqft they're quoting for the super area, and what's the actual carpet area mentioned?
18k/sqft for 1600 super area is steep, especially if the carpet is only 1100 sqft. That's barely 68% efficiency. Generally, 70-75% is considered decent. If it's below that, it's a red flag. Check if they're including balconies in carpet area or as part of super area separately.
Same here! Super area is a scam, full stop. Always ask for the carpet area certificate and make sure it's clearly mentioned in the agreement. Otherwise, you'll end up paying for common spaces you barely use.
Haan, checked RERA, but still confused about the actual usable space. They're quoting 18k/sqft for super area for a 1600 sqft unit. When I asked about carpet area, they said around 1100 sqft, which feels like a huge difference. Is that normal?
