Visited Sathi Apartments last week, in Dwarka, and the 3BHK options look good, but price is ₹2.2Cr. I'm currently in a 2BHK and planning to upgrade, investment bhi dekh raha hoon. Builder ka RERA registration check karna kitna detailed hona chahiye? Matlab, just website pe dikh gaya ya aur bhi kuch look for karna hai? Aur title verification, log bolte hain bahut important hai. Kya steps hain jo usually log miss karte hain? Delhi Developer ka track record pe bhi input chahiye, if anyone knows.

Delhi Developer? Oh god, I had a nightmare with their project near Alaknanda a few years back. Possession delayed by almost 2 years, and quality issues baad mein bhi aaye. Dwarka mein ₹2.2 Cr is a big amount, please be extra careful. Kya unhone completion date provide ki hai reliably?

RERA registration check karna bahut crucial hai, bhai. Sirf website pe number dekh ke mat ruk jaana. RERA website pe jaake project ka entire history, approvals, completion date, disputes sab check karo. Aur title verification ke liye ek independent lawyer hire karna best hai, builder ke lawyer pe rely mat karna. Bohot log ye mistake karte hain.
Maine bhi Alaknanda mein flat liya tha aur builder ke lawyer pe rely kiya, baad mein pata chala ek small dispute tha land pe. Thankfully, it got resolved. But yes, independent legal opinion is a must. They charge based on property value, but for 2.2 Cr, it might be around 0.5-1% of the value for due diligence.
Independent lawyer ki fees kitni hoti hai approx? Aur kya wo RERA documents bhi check kar sakte hain for us?

Maine suna hai Delhi Developer ka track record kuch khaas nahi hai. RERA pe sirf registration number dekhne se kaam nahi chalta, project details bhi check karo.

Delhi Developer ka track record? Bhai, unke pichhle projects ke forums dekho. Especially ek project unka Anand Vihar mein tha, bahut issues hue the possession ko leke. Legal opinion must hai, aur builder ke documents ki photocopy nahi, originals dekhne ki demand karo.
Title verification ke liye lawyer ko land records aur property ke chain documents check karne bolo. Koi pending litigation ya encumbrance toh nahi hai, yeh sab bahut important hai.
RERA details mein penalty history bhi dekho. Bahut builders fine pay karke nikal jaate hain.
