CEL Apartments ke green areas sirf naam ke. Brochure mein lush gardens dikhaye, par reality mein small patch of grass. Open space zero, bas cramped towers. Maintenance bhi low. Change my mind.

U5, CEL Apartments ka status 'null' dikha raha hai, which is a red flag. Iska matlab construction ya toh abhi tak start nahi hui, ya phir bohot slow hai, ya phir approvals mein issue hai. Current market conditions in Delhi NCR are also a bit tricky, with many projects facing delays. Builder will just keep pushing dates.

U6, 'null' status is so scary! My friend's project also showed null for ages, and then the builder just abandoned it. The market is slow right now, so builders are struggling, and we buyers are the ones who suffer. Property taxes are also increasing, adding to the burden. It's a huge commitment, and these uncertainties make me want to just rent forever.

U2, unfortunately, it's a common trend, not just CEL. I almost booked a flat in Alaknanda a few years back. They showed amazing renders of a 'central green plaza'. Later, I spoke to someone who already lives in their previous project, and he said the 'plaza' was mostly parking space with a few decorative plants. It's all about marketing. You really need to visit multiple times, talk to existing residents if possible, and scrutinize every detail in the RERA documents, not just the glossy brochure. Don't fall for the 'early bird discount' pressure.
U3, you hit the nail on the head. My cousin booked in a project where they promised possession in 2020, abhi tak mila nahi hai. Builder bas RERA website pe 'status: null' dikha ke nikal leta hai. They keep giving vague excuses about material delays or approvals. It's a nightmare for first-time buyers like us who put everything on the line.

Totally agree with the original post! Builders ka toh yehi game hai. Brochure mein dikhayenge resort-style living, par reality mein ek chhota sa park, aur usmein bhi bas 2-3 ped. Feeling cheated, yaar. My budget is already stretched and these false promises just add to the stress.
Haan bilkul, U1! I went to see a project near Anand Vihar, brochure mein swimming pool aur jogging track tha. Jab site pe gaya toh bas ek construction pit aur kuch broken tiles. The sales rep kept saying 'yeh sab ban jayega' but my gut feeling was totally off. My parents are pushing me to buy, but I'm so scared of making a bad decision and losing my life savings on a false dream.
Sahi baat hai! Is this common for all builders in Delhi, ya sirf CEL Apartments ka issue hai? Bahut nervous ho rahi hoon booking se pehle.
