Possession ke time hidden charges ka game alag hi level pe hota hai, seriously. Just moved into my 3BHK in Dwarka last month, Godrej project, and bhai, final registry se pehle itne saare extra charges pop up ho gaye. EDC, IDC toh pata tha but maintenance deposit, society setup fees... yeh sab kahan se aate hain? Even construction quality mein bhi thode issues hain, plaster cracks dikh rahe hain already. Tata Housing ya DLF projects mein bhi aisa hota hai kya? Koi tips hain kya avoid karne ke liye ya pehle se negotiate karne ke liye? Honest opinions chahiye.

Dekho bhai, Tata Housing ya DLF mein bhi issues ho sakte hain. Koi builder 100% perfect nahi hota. The key is due diligence. Agreement to Sell ko achhe se padho, ek property lawyer hire karo jo har hidden clause explain kare. Especially clauses related to 'other charges' ya 'future development charges'. Aur site visit pe construction quality check karna bahut zaroori hai. Pictures aur videos lo.

Sahi kaha U7. Builders ko pata hai ki log loan leke phanse hote hain. Delhi-NCR mein property prices bohot high hain, toh har buyer budget-conscious hota hai. Woh iska fayda uthate hain. Better to get everything in writing, down to the last rupee, before signing the agreement to sell. RERA ne thoda control kiya hai, but loopholes ab bhi hain.
U6, haan, builders usually 6-12 months ka 'defect liability period' dete hain. Lekin usmein bhi follow-up karwana, engineers ko bulana, time lagwana, yeh sab headache hota hai. Mere friend ka DLF project mein bhi same issue tha, they took ages to fix it. Current market conditions mein buyers ke paas leverage bhi kam hai.
This is a widespread issue, not just Godrej or Dwarka. My cousin booked in an Ansal Villas project years ago, aur unko bhi plaster cracks aur leakages ki problem aayi thi within months. Builders promise the moon but deliver dirt. Always check their RERA track record for previous projects. Aur construction quality ke liye, site visit pe ek civil engineer ko saath le jaana best option hai. Yeh first-time buyers ke liye toh nightmare hai.
Yeh maintenance deposit aur society setup fees kitni thi roughly? Mera budget tight hai aur yeh extra costs sunke already tension ho rahi hai.
Exactly U3! Aur yeh builder log usually final stage pe hi surprise dete hain. Maine Anand Niketan mein ek project dekha tha, unhone bola tha amenities free hain, but possession ke time 'club membership charges' ke naam pe 3 lakh maang liye. Jabki woh club abhi bana bhi nahi tha! Negotiation ka scope zero tha kyunki loan approve ho chuka tha aur registry karani hi thi. Builders know this vulnerability.
U2, mere ek dost ne Dwarka mein hi liya tha flat. Uska maintenance deposit 2 saal ka advance liya tha, which was around 1.5-2 lakh for a 3BHK. Society setup fees 50k ke aas paas thi. Yeh sab final payment ke time hi aate hain, tab tak builder chup rehta hai.
Bhai, totally relate! Godrej Dwarka ki baat sunke toh darr hi lag raha hai. Maine bhi ek project dekha tha Alaknanda mein, builder ne bola all-inclusive price hai, but agreement mein itne hidden clauses the ki samajh hi nahi aaya kya sign kar raha hoon. Lagta hai yeh sab builders ki common tactic hai to squeeze more money at the end. Quality issues toh aur bhi bada red flag hai yaar.
