₹78L for a 2BHK at Delhi housing Homes looks promising. My kids have moved out, so we're downsizing. Don't need such a big place anymore. Are the amenities actually useful daily, like the elevators, common areas? And what about monthly maintenance charges? Is the society friendly? Need something manageable, not just good on paper.

It's tough when you're looking to downsize and want something manageable. The idea of a 'completed' project is appealing for peace of mind, but the possession date and 'Not Applicable' RERA status for Delhi housing Homes are definite concerns. While ₹78L for a 2BHK is within the broader range, it feels high given the uncertainty. Maybe it's worth exploring other options nearby that have clear RERA compliance and genuinely ready-to-move status, even if they are slightly older.
That ₹78L price tag for a 2BHK is making me nervous. What's the actual carpet area they are offering? Builders often quote super built-up area which inflates the numbers. For downsizing, we need efficient space, not just a big number on paper. Can anyone confirm the carpet area for a 2BHK?
Totally agree. Always compare prices based on carpet area, not super built-up. I made that mistake with my first flat. Also, check if the quoted price includes all charges like PLC, floor rise, parking, and club membership. Often, the final amount is much higher than what's advertised.
Good question about carpet area! That's a common trick. My uncle bought a 2BHK thinking it was spacious, but the carpet area was barely livable. We should always ask for the RERA carpet area, not just the brochure figures.
₹78L for a 2BHK seems a bit steep in today's market, especially with so many new projects coming up with better amenities. I'm seeing similar prices for 3BHKs in some developing areas of Delhi. We need to consider the resale value too, not just the initial cost. Market conditions are tricky right now.
Exactly what U3 said! How can a project be 'COMPLETED' yet have possession in late 2025? This is a classic red flag, doston. Plus, it says 'RERA number: Not Applicable'. That's a huge concern for first-time buyers like us. What if there are delays or quality issues with no RERA protection?
I went last month! It's definitely not 'completed' in the sense of ready-to-move. Structure is up, but a lot of finishing work, landscaping, and internal fittings were still going on. They told me 'minor touch-ups'. But 'minor' for them can be months. So U6, your doubt is valid. It felt more like 70-80% done, not 100%.
Did anyone actually visit the site? Is it truly completed, like, ready to move in? Or is it just the structure that's up and interior work is pending? Sometimes they show fancy renders but ground reality is different. Please share if you've seen it.
Haan yaar, my cousin booked a flat near Alaknanda with a similar 'completed but future possession' claim. End result? Two years of delay and mental harassment. Builders often use these tactics to sell. Please be very careful with Delhi housing Homes.
₹78L for a 2BHK at Delhi housing Homes sounds good on paper, especially since we're downsizing. But I'm really worried about the hidden costs. Are the amenities like elevators and common areas well-maintained daily? And how much are the monthly maintenance charges usually? Is the society friendly towards new residents, or is it very cliquey? We just want a peaceful, manageable place, not a headache.
Maintenance toh theek hai, but have you checked their possession date? It says 'COMPLETED' project but possession is 2025-10-01. Yeh toh bahut fishy lag raha hai! A completed project shouldn't have a future possession date. Builder log aise hi karte hain, dates pe dates dete rehte hain.
Totally agree with your concern about maintenance charges, bhai! My friend bought a flat in Anand Vihar, and the maintenance bill alone is like a mini-EMI. Delhi housing Homes ka bhi yahi haal hoga kya? I'm also a first-time buyer and this stuff stresses me out.
