Kids moved out, so selling our big Shalimar Bagh house. Looking for a compact 2BHK nearby. Metro Phase IV ka kaam chal raha hai, but iski completion realistic hai? I'm seeing prices near Rohini aur Punjabi Bagh jump already. UER-II ka impact Vasant Kunj ya Dwarka pe kitna hoga? Concerned about infra delays affecting property value. Don't want to buy something jiska appreciation stuck ho jaaye. Any advice on areas still affordable near these upcoming lines? My budget's around 2.5 Cr for a 2BHK.

UER-II ka impact Vasant Kunj ya Dwarka pe kitna hoga, yeh toh sab bolte hain, but practical mein kya lagta hai? Kya traffic congestion sach mein kam hoga aur property values upar jaayengi ya sirf hype hai? Koi reliable data hai ispe?
Hamare ek relative ne Anand Vihar ke paas ek project mein invest kiya tha jab East-West Corridor ki baat chal rahi thi. Unko bola tha 3 saal mein ho jaayega, lekin ab 7 saal ho gaye hain aur abhi tak kuch khaas progress nahi dikh rahi. Unki property ki value utni nahi badhi jitni sochi thi, kyunki connectivity abhi bhi utni smooth nahi hai. Aapka budget 2.5 Cr hai toh aapko bahut carefully choose karna padega, especially for a 2BHK near established areas, jahaan infra delays ka risk kam ho.
Dekho, current market mein interest rates bhi high hain, toh demand thodi affected hai. Jo prices badhe hain, woh mostly ready-to-move ya near-completion projects ke hain jahan delays ka risk kam hai. Agar aap UER-II ya Metro Phase IV ke bharose le rahe ho, toh usmein 5-7 saal ka horizon rakhna padega. Alaknanda mein bhi similar issues hue hain pehle, jab new infra ka promise kiya gaya tha.
Sustainability ka toh pata nahi, par prices toh rocket ho rahe hain, especially for good societies.
Anand Vihar ka toh pata hai, East Delhi mein waise bhi development slow hai. Abhi market mein sentiment bhi thoda low hai, toh kya lagta hai, yeh prices jo badh rahe hain, kya sustainable hain? Especially for new launches?
Bhai, aapne bilkul sahi pakda hai. Delhi mein infra projects ka 'on-time' hona ek myth hai. Metro Phase 4 ka toh bas kaam shuru hota hai aur phir slow ho jaata hai. Vasant Kunj mein prices already high hain, aur UER-II ka impact aane mein saalon lag jaayenge. Meri bhi yahi tension hai, kahin paisa block na ho jaaye.

Exactly! Humne Dwarka Expressway ke paas 2015 mein liya tha, abhi tak poora nahi hua. Socho kitna appreciation miss ho gaya. Yeh delays bahut frustrate karte hain.
