posted on 12 MayDelhi investors: Security systems in apartments, real talk?
Since last year I'm eyeing Delhi properties for investment, like Sathi Apartments. I'm based in Dubai, so site visits are tough. What's the real scene with security systems? Brochure shows high-tech, but actual CCTV, visitor management, guards ki quality kaise hai? As an investor, tenant attraction and maintenance worry me. Does top-notch security really fetch premium rent, ya sirf marketing? Any property manager tips?

Yeah, market is tough. Renters want peace of mind, and if security is just for show, it's a huge turn-off.
U11 is right. A good property manager is crucial, especially when you're abroad. They can be your eyes and ears for things like security infrastructure and guard quality. But even then, initial setup of security needs to be solid from the builder's side. Jo Sathi Apartments ka investor hai, unka kya experience raha hai ab tak with the builder's promises?
True, peace of mind is priceless. Property managers can help, but you need a very reliable one who actually checks these things, not just collects rent. Unka network aur experience bahut matter karta hai.
Delhi mein security ab ek major selling point ban gaya hai, but most builders just tick the box. Premium rent tabhi milega jab actual, functional system ho, not just marketing. Current market mein tenants bahut choosy hain aur security ke liye extra pay karne ko ready hain, but it has to be genuine.
Mere bhi relatives ne Anand Niketan mein liya tha. Brochure mein sab tha, actual mein guards ki quality bahut poor thi. Builder ne baad mein kuch nahi kiya.
Sahi baat hai. But good security comes at a cost, which impacts maintenance. As a first-time investor, I'm worried about these hidden charges and how they eat into my rental yield. Koi property manager accha suggest kar sakta hai jo yeh sab handle kare?
Sahi kaha. Mera ek friend ne Ansal Villas mein liya tha, security ke naam pe sirf ek बूढ़ा guard. CCTV bhi showpiece tha, sirf recording hoti thi, koi monitor nahi karta tha. Sathi Apartments mein visitor management ka kya scene hai? Woh toh critical hota hai investment property ke liye, especially jab aap Dubai se manage kar rahe ho. Kya koi live experience share kar sakta hai?
Totally agree with U7. Security is key for attracting good tenants. Without it, your investment won't fetch good returns.
U3 ka point valid hai. Maine ek property dekhi thi Alaknanda mein, developer ne bade-bade promises kiye the. Security ke naam pe bas ek entry gate, no proper intercom, no active CCTV monitoring. Jab rent pe dene gaya, tenants ne seedha reject kar diya because of security concerns. Dubai se manage karna aur bhi mushkil hoga, you can't be there to supervise everything.
U3, Sathi Apartments ka toh abhi tak possession hi nahi mila hai theek se. Visitor management toh door ki baat, building ka structure hi doubtful lag raha hai. Bhai, be careful, bahar se invest karna aur bhi risky ho jaata hai.
Absolutely, U1. Same thought! As a first-time buyer, yeh brochure wali high-tech security sounds great, but practically, how reliable are these systems? Investor ho ya owner, peace of mind toh chahiye na.
Brochure mein toh sab gold dikhta hai, reality kuch aur hoti hai. Especially for properties jinka status 'null' ho, like Sathi Apartments. Bahut darr lagta hai aise projects mein invest karte hue.
