Since last Diwali, I've been eyeing properties for an upgrade from my current 2BHK in Dwarka. Sunrise Apartments in Delhi looks interesting for a 3BHK, but I'm worried about builder delivery. Has anyone invested here or know about their project-delivery track record? Is the possession timeline realistic, ya delays expect kar sakte hain? Current pricing ₹16.50 L–₹40.00 L seems okay, but I'm wondering if the price trend shows good capital appreciation potential or if it's already peaked. Honestly not sure if it's worth blocking funds here for long-term wealth creation. Any insights on the builder's past projects would be super helpful.

For long-term wealth creation, ek old project mein invest karna thoda risky ho sakta hai, especially for a first-time buyer. My friend invested in a project near Anand Niketan years ago, thinking it would appreciate, but the returns were just okay because it was already an established area. Delhi mein current market conditions thodi tough hain, toh appreciation ke liye location aur future development ka potential dekhna bahut zaroori hai. Sunrise Apartments ka 'null' status bhi thoda ajeeb hai. Definitely do a deep dive into the RWA and current property values in that specific micro-market.

Aur ₹17 L – ₹40 L ki range bahut wide hai. Kya ye price range abhi bhi appreciation potential rakhti hai ya already peak pe hai? Budget mein rehna bahut zaroori hai.

Sahi kaha, U2. My cousin bought an old apartment in Alaknanda a few years back. Looks good on paper, but after moving in, came to know about all the hidden maintenance issues and legal disputes with the original builder. The RWA there is also very weak. For a first-time buyer, it's better to be extra cautious. Make sure to get a thorough legal check of the property and society documents.
Totally agree. Builder ka track record bahut crucial hai. Even if it's resale, agar builder ne initial construction mein compromise kiya ho toh baad mein problem aati hai. RWA ki strength aur unke funds check karna chahiye. 150 units hain toh RWA active honi chahiye.

Exactly! If it's resale, then builder delivery ka question hi nahi aata. Tab toh property ka physical condition, RWA ka track record, aur existing residents se feedback lena padega. Primary market aur resale mein bahut farak hota hai, especially for first-time buyers like us.
