Delhi-Meerut Expressway impact: My ROI calculations for Ghaziabad are off.

Raj Nagar Extension — I've been tracking this area closely. After seeing 2-3 properties appreciate well, I'm now eyeing a 3BHK in Vaishali, near the Metro extension. Prices are around ₹90L. With the expressway and Hindon Airport operational, I'm wondering if the major appreciation cycle is already done, ya abhi bhi upside hai? My initial 3-year hold ROI looks good, but is it a good entry point now? Kya lagta hai, community? Should I consider ATS or Mahagun here, ya kahin aur dekhoon?
