Delhi mein pre-launch deals ki sachchai kya hai?
Okay I'll say what no one says — pre-launch deals are mostly a marketing gimmick, not some secret discount. I'm currently in a 2BHK near Dwarka, thinking of upgrading to a 3BHK in Prashant Vihar or somewhere similar, budget 1.5-2 Cr. Builder jaise Suri Buildtech ya Omaxe, they show you fancy renderings at 'pre-launch' but the final product aur price mein kitna difference hota hai? You're basically funding their project, not getting a real discount, I feel. Plus, super area ka trap. They quote you a 'per sqft' rate for a 1800 sqft flat, but carpet area toh barely 1200-1300 sqft nikalti hai. That's a huge difference, especially with floor-rise premium on top. Is this premium really justified for a higher floor? Yaar, it's like paying for air. Change my mind, but I feel secondary market mein better negotiation scope milta hai.

Totally agree with the original post! Pre-launch is a total scam most of the time. Mera ek friend phasa tha Suri Buildtech ke project mein near Dwarka. Bola tha 3 saal mein possession, ab 5 saal ho gaye, abhi tak basement ka kaam chal raha hai. They just take your money and use it for land acquisition for their next project, not for building your home.
