Delhi Metro Phase IV expansion timelines feel way too optimistic for real estate planning.

Currently I'm in a 2BHK in Dwarka, looking to upgrade to a 3BHK or even a small villa. Already have a home loan, so this next move is big. I'm eyeing areas like Rohini or even Saket for a 3BHK, maybe ₹2.5-3Cr budget. But with UER-II and Metro Phase IV, will these infrastructure projects really deliver on time? Aur kaun se areas like Vasant Kunj ya Greater Kailash ko sabse zyada benefit milega in terms of appreciation? Is the price jump worth it for these infra promises?
