I think the warning signs are real. Prices are unsustainable. Correction is inevitable. But when? That's the million-dollar question.
Yeh sab baatein toh hoti rahengi. Let's see what happens. Market toh unpredictable hai. But good to be aware and cautious. Thanks for sharing!
I think it depends on your risk appetite. If you're looking for quick returns, maybe Delhi-NCR isn't the best place right now. But for long-term investment, it still has potential.
RERA mein complaint file karne se kuch hota bhi hai kya? Anyone had any success?
I think the key is to do your due diligence. Check the builder's track record, visit the site, talk to existing residents. Don't just rely on what the marketing guys are saying.
Another thing to consider is the upcoming metro line extensions. That will definitely impact property values in certain areas. Check the master plan!
So, overall, should we buy or wait? What's the consensus here?
U8, difficult to say. If you have the money and you find a good deal, go for it. But be very careful. Don't rush into anything.
Agree with U11. Depends on your individual circumstances. No one can predict the future.
I think the new Jewar airport is also a factor. Prices around that area will definitely go up in the long run.
What about commercial property? Is that a safer bet right now?
Builder ne phir se date extend kar diya lol. 6 months more! I'm seriously considering legal action.
Mera bhi same experience tha 2 years ago. Panic buying kiya, now regret kar raha hoon. Location isn't great, and builder promised so many things which never materialized. Check amenities completion before booking, I made that mistake.
Interest rates are already high. RBI is not going to cut them anytime soon. That will definitely impact affordability. Plus, builders are increasing prices citing raw material costs. Double whammy!
Correct! And banks are tightening lending norms. Getting a home loan is becoming tougher.
But inflation is a real issue. Holding cash is also not a great option. Where do we invest then?
Sector 150 is hot right now. But the prices are already reflecting that. Is it still a good investment?
Is anyone here invested in ATS projects? What's the current status?
U2, I know someone who got possession in ATS. But the finishing wasn't great. He had to spend a lot of money on repairs.
ATS Green Village mein possession mila kya? I heard they are delaying.
Bhai, I think 2026 is too far. Market toh har 6 months mein change hota hai. But haan, be careful. Which sector are we talking about specifically? Noida Extension mein toh abhi bhi scene thanda hai.
Noida Extension mein thanda? Sector 16B mein rate poochho, bhai! I booked a flat there last month, 6800 per sq ft. Still cheaper than main Noida, but going up fast.
6800? Which builder? Supertech? Be careful, their track record is not good. RERA registration number check kiya?
Haan, exactly. Noida Extension mein price toh badh raha hai, but possession ka kya haal hai? Delays are rampant.
U1, which project in 16B? I'm also looking there. Any recommendations?
Yeh sab speculation hai. If you need a house, you need a house. Rent dekar kab tak rahoge? But yeah, definitely do your research. Don't fall for the fancy ads.
Arre yaar, prices toh skyrocket ho rahe hain! Sector 78 mein I bought 2BHK for 60L in 2020, now it's easily 90L. Sales gir rahi hain matlab kuch toh chakkar hai. Good or bad, I don't know, but *cautious* rehna toh banta hai.
Totally agree yaar! Yeh 'gadbad' kya ho sakti hai exactly? High interest rates? Builder bankruptcy? Anyone has any concrete info?
Gadbad is inevitable. Builders are launching projects left and right without completing existing ones. Demand is artificially inflated. Bubble burst hoga toh sab royenge.
