Delhi owners: What's the real total cost of ownership?
What's the actual total cost of ownership for completed projects in Delhi? I'm so fed up of renting, landlord ne phir rent badha diya. Finally looking at Umang Winter Hills and Parsvnath La Tropicana. Both completed hain. Brochure prices never tell the full story. Registration, PLC, society charges... kitna extra lagta hai? Is Parsvnath ka higher entry point worth it for long-term appreciation, ya Umang Winter Hills better hai for ROI? Any actual owners here?

Totally understand the frustration, bhai. But be very careful. Builders always have these hidden charges. My friend bought a flat in Vasant Kunj a few years back, and ended up paying almost 12-15% more than the 'all-inclusive' price they quoted initially. Make sure you get a complete breakup in writing before even thinking of booking. Parsvnath La Tropicana sounds fancy but check their delivery record

I'm also eyeing Umang Winter Hills, the location near Dwarka Expressway seems good, but brochure price Rs 1.3 Cr se 2.1 Cr tak dikha rahe hain. What about the hidden costs? Registration kitna % hota hai Delhi mein? Aur PLC, IFMS, society charges, club membership, electricity meter charges... yeh sab mila ke aur kitna upar chala jaata hai? Is it like 10-15% extra on top of the base price? Owners, please shed some light, I'm so confused!
Exactly! And don't forget the parking charges, sometimes they don't include that in the base price either. Huge hidden cost!
U1, for Delhi, registration and stamp duty is usually 5-7% depending on gender and area. Then add 1-2% for legal fees, home loan processing. PLC can be 50-100 Rs per sqft per floor, so that adds up. Umang Winter Hills mein yeh sab mila ke 10-12% minimum pakad ke chalo on top of the base price.
