Delhi property: Hidden charges before possession are crazy, right?
Hidden charges for property in Delhi are a total scam, nobody prepares you for them. Just got possession of my 3BHK in Dwarka last month, costed me around ₹1.8 Cr. Builder was Apex Buildcon India. They initially promised an 'all-inclusive' deal, but then suddenly, during possession, there were these huge charges for IFMS, club membership, even power backup installation jo pehle discuss nahi hue the. It added almost 5-7% extra to the total. Also, negotiation pe kitna discount milta hai actually? I tried hard, but Apex Buildcon didn't budge much, maybe 1-2% max. Yaar, is it just me ya sabke saath aisa hi hota hai? Kya aur better deal mil sakti thi if I went through a broker instead of direct? What's your experience with these 'hidden' costs right before possession in Delhi? Did you manage to negotiate them down, ya pay karna hi padta hai?

Negotiation pe 1-2% mil jaaye toh badi baat hai aajkal. Especially in Delhi-NCR, jab demand high hoti hai, builders ke paas leverage zyada hota hai. Brokers sometimes help get a better deal on 'floor rise' or 'parking' but on the base price, it's tough. Direct deal mein bhi builders apna margin nahi chhodte, they just pass on the broker's commission to you as a 'discount'.

They showed me a flat for 1.2 Cr but then the 'other charges' like EDC, IDC, and even some 'convenience fee' for specific floor choice added almost 8 lakhs! I just walked away. Negotiation was a joke, unhone toh seedha bola lena hai toh lo. Isiliye abhi tak rent pe hi hun, darr lagta hai.
8 lakhs extra? That's insane! Mera toh budget hi hil jaata itne mein. Matlab 1.2 crore ka flat actually 1.28 Cr ka ho gaya. Builders ka toh alag hi scene hai.

Totally agree yaar! Ye hidden charges toh standard ho gaye hain. Builders bas final stage pe nikalte hain. Meri bhi fat gayi thi jab possession mila tha. Same feeling of being scammed.
