Delhi property: Is the UER-II hype real for first-time buyers?

Been renting in Delhi for 5 years now, and honestly, I'm fed up. Finally taking the plunge to buy, but this market is crazy. I'm looking at places around Dwarka and Vasant Kunj. With the Metro Phase IV and UER-II, which areas do you think still have affordable investment windows? Is the promised completion realistic, or should I expect delays?
