posted on 18 AprDelhi Property Market: Some Observations and Learnings
Heard some interesting whispers from Delhi's property scene, and it has implications for us in Noida. Apparently, ready-to-move-in floors are gathering dust, and older properties are struggling to find buyers even with significant price drops. What does this mean for Noida folks? Well, it *could* signal a softening in property values overall. Seedhi baat, if Delhi, with all its demand, is seeing this, we might see a ripple effect here too. Could be an opportunity for buyers, but existing owners might need to adjust their expectations. Sochiye zaroor... what's your take on how this will impact property prices in Noida?

Let's see what happens after the next RBI rate hike. That will be the real test.
Possession mila kya kisi ko Supertech Emerald Court mein? Supreme Court order ke baad bhi koi progress nahi hai.
I think overall sentiment is cautious. People are more aware and doing their due diligence before investing.
Totally agree yaar. Market is volatile. Invest wisely.
Sector 150 ka avg rate 7k/sqft hai abhi. But negotiable if you bargain well.
So, what's the consensus? Is it a buyer's market or not?
Builder ne phir se date extend kar diya lol. This is the story of every Noida buyer.
Check amenities completion before booking, I made that mistake. Now the swimming pool is still under construction after 3 years!
Sector 75 mein kya scene hai? Heard there are a lot of unsold inventories.
I think it's a good time for first-time buyers to enter the market. Prices are unlikely to go up drastically anytime soon.
Be careful – Amrapali group ka koi bhi project avoid karo. Too much risk.
Mera bhi same experience tha 2 years ago. I bought in Sector 137 expecting appreciation, but the rates are stagnant. Feeling stuck.
Sector 137 is mostly IT crowd, right? Rental yields must be decent at least?
Seedhi baat no bakwas! If Delhi is down, Noida will follow. It's just a matter of time.
What about the impact of the upcoming Jewar airport? That should keep prices stable in the long run, right?
Jewar is still years away. Don't count your chickens before they hatch. Builders are already using that as a marketing gimmick.
I booked a flat in Jaypee Greens 5 years ago. Still waiting for possession. RERA registration number check karo before investing, people!
I disagree. Noida is still driven by end-users, not just investors like Delhi. Plus, the connectivity is way better now with the metro.
Metro is a big plus, true. But the Yamuna Expressway projects are still lagging.
Connectivity is good but still need better last mile connectivity. Auto walas charge a bomb!
Ready-to-move-in is the way to go these days. No tension of builder delays. I'm looking in Sector 150. Any recommendations?
Sector 150 is good, but overpriced IMO. Check out Sector 143B, more affordable options.
Interesting observation! Delhi ka haal Noida pe definitely impact karega. I think it's a good time to negotiate hard with builders.
Bhai, prices are already softening in some sectors. Sector 78 mein dekho, resale flat rates are negotiable.
