Visited a few projects last weekend, including some Parsvnath ones near Pushpanjali Farms. Honestly, price negotiation in Delhi is a joke, especially with bigger builders. Sab bolte hain negotiate karo, but they barely budge more than 1-2% on a ₹3Cr 3BHK. It's almost insulting. My current 2BHK loan experience tells me hidden charges are the real killers, not the initial price. Broker ke through bhi same story. Secondary market mein shayad thoda scope hai, but new projects? Zero. Change my mind.

Bhai, Parsvnath toh waise bhi thoda stuck projects ke liye jaana jaata hai. Maybe you're looking at the wrong builders? Kuch smaller, newer builders bhi hain jo thoda flexibility dete hain, especially if you're ready for early possession. Have you tried negotiating directly with the builder's head office instead of the site sales guys? Sometimes that helps.
U2, direct head office se bhi try kiya tha maine jab Alaknanda mein ek project dekh raha tha. Yaar, totally relate! Main bhi DLF Phase 5 mein dekh raha tha kuch projects, same story. Builder sales team makes it sound like you're getting a huge discount, but it's just 1-2% on the base price. Phir amenities, parking, IFMS, PLC sab add kar do toh original price se bhi upar chala jaata hai. Builder toh apni pocket se kuch de hi nahi raha.
