Since January I've been shortlisting flats, mostly around Janpath and Dwarka. Planner N Maker showed me a 2BHK for ₹1.8Cr, but honestly, negotiation felt like a joke. They barely budged. I'm worried about hidden charges at possession too. How much can you *actually* negotiate in Delhi? What are the real 'all-in' costs beyond the quoted price? Am I missing something?

Bhai, you've hit the nail on the head! Planning N Maker is notorious for this. I also checked out a 3BHK with them in Dwarka Sector 12, and the 'negotiation' was a joke. They just kept saying 'sir, this is the best price for this location and amenities'. It felt like they had a fixed margin and wouldn't budge even by 50k. And the hidden charges part? Absolutely! Stamp duty, registration, club membership, maintenance advance... it all adds up to easily 10-15% over the quoted price. This whole process is so stressful for first-time buyers like us.
Exactly! For my flat in Alaknanda, they added 'utility connection charges' and 'IFMS
Totally agree! Same experience with another builder near Janpath. Sirf formality karte hain.
