My budget is around ₹70-80L for a 2 BHK. I'm looking at areas like Deep Vihar, but honestly, it's so hard to compare apples to oranges. Main confusion hai ki what all to consider beyond just the per sqft price. Log bolte hain bahut hidden costs hote hain. Like, stamp duty, registration, and then interiors ka bhi alag budget. CGHS Group ke kuch projects dekhe hain, but under-construction mein delivery risk ka bhi darr lagta hai. Kya lagta hai, should I even consider under-construction for my first home? What are some things nobody tells first-time buyers until it's too late about these extra costs? And for shortlisting, what should be my top 3 non-negotiables? Any advice on how to compare builders or projects beyond just the basic specs? Bahut confusion hai, please share your experiences.
