Delhi property's 'all-in' cost is a total scam
Honestly, I'm finding this property search for a compact flat in Delhi much more confusing than I thought. Kids have moved out, so we're selling our big house and want something manageable, maybe a 2BHK ya small 3BHK. Looked at a place in Vasant Kunj Sector A – Angels Real Estate ka project hai. Base price toh theek laga, but then all these extra charges start adding up. They quoted around ₹2.2 Cr for a 3BHK, which is already at the higher end of our budget. But then there's stamp duty, registration, PLC, parking, maintenance deposit... yaar, yeh sab milake toh itna badh jaata hai! And I'm hearing about more hidden charges during possession. Does anyone know how much you can actually negotiate on these prices? Builders don't seem to budge much.

Vasant Kunj Sector A, Angels Real Estate? Bhai, be very careful with them. I've heard mixed reviews. That ₹2.2 Cr for a 3BHK sounds okay on paper, but their 'all-inclusive' is notorious. Expect another 10-12% on top for stamp duty, registration (around 7% combined), and then another 5-7% for PLC, parking, IFMS, and other miscellaneous charges. My friend booked with them two years back and had issues with possession delays and quality. Check their RERA number and past project reviews properly.
Yeah, totally agree with U5. Angels Real Estate ka track record is not the best. My cousin also had a tough time getting possession from them.

Oh god, I thought I was the only one! We looked at a 2BHK in Alaknanda a few months ago, and the base price seemed reasonable for the area. But then the sales guy started listing off PLC for park facing, corner charges, then IFMS, and then the legal fees on top of stamp duty. It literally added almost 15% to the total! My question is, on what exactly can we push back? Is PLC negotiable at all, or is it fixed by the builder?
Sahi kaha U2! Builders know the demand is high in Delhi right now, so they act like kings. Negotiation is a myth these days unless it's an old, unsold inventory.

But you can sometimes negotiate on IFMS (Interest Free Maintenance Security) or club membership charges. Builders often have a little wiggle room there, especially if you show serious interest. Stamp duty and registration are government-fixed, so no chance there.
Totally agree! My uncle faced the same issue with a builder in Anand Niketan. They show one price, but by the time you add all these 'mandatory' charges, it's a completely different ball game. It feels like they intentionally hide the real cost to lure you in.
