Is anyone else finding Delhi's all-in property costs so confusing? We're looking for a 3BHK around Mandi, budget ₹2Cr tak. Builders like Kaanha Associates quote one price, but then stamp duty, registration, PLC, parking, phir maintenance... it just keeps adding up. Kya actual final cost kabhi pata chalta hai? Aur yeh super area ka chakkar... kitna extra pay kar rahe hain hum log? Any hidden charges to watch out for at possession time? Kids ke school admission se pehle settle hona hai.

Bhai, Kaanha Associates ka track record bahut poor hai. Time pe possession toh bhool hi jao. Unki website pe RERA details check karo, delays ka pattern dikh jaayega.
Time pe? LOL! Mera toh 6 mahine delay ho gaya Anand Vihar mein. Builder penalty bhi nahi deta, bas force majeure bol ke nikal jaate hain. Sirf paper pe dates hoti hain, reality mein toh sab wait hi karte rehte hain. Kids ke school admission ka tension alag.
Haan yaar, this is the harsh reality of Delhi real estate. My experience with a builder near Anand Vihar was similar. They quoted 1.8 Cr for a 3BHK, but by the time I added PLC (preferred location charges for park facing), car parking (mandatory!), development charges, and then GST on maintenance advance, it easily crossed 2.2 Cr. Stamp duty and registration were another 6-7% on top of that. Plus, the RERA carpet area was almost 30% less than what they initially advertised as 'super built-up'. Always ask for RERA carpet area in writing before anything else; that's the only number that truly matters.
Ye super area ka calculation sach mein scam hai. Mera ek friend Alaknanda mein le raha tha, 20% extra space dikha diya carpet area se! Aur us par bhi paise le rahe hain. Iska koi regulatory check nahi hota kya jo builders apni marzi se kuch bhi super area bol dein?
Exactly! Mere saath bhi Anand Niketan mein same hua. Super area ke naam pe loot rahe hain, aur end mein pata chalta hai ki actual usable space kitni kam hai.

RERA ne carpet area define kiya hai, but super area ka calculation abhi bhi opaque hai, builders ka apna 'loading' factor hota hai. Totally agree, bhai! Kaanha Associates ka toh naam hi sunke darr lagta hai. Mandi mein 2 Cr mein 3BHK with all costs? Lagta hai sirf paper pe possible hai. Ground reality mein toh budget hamesha overshoot ho jaata hai.

Sahi keh rahe ho. Mandi mein 2 Cr for a 3BHK, with all costs included, you might get a decent resale flat, but for new construction, it's a pipe dream. The new projects will definitely cross 2.5 Cr easily after all the hidden charges and taxes.
