Delhi: Senior living options, true costs?
Since last Diwali, I'm looking for a compact flat in Delhi. Kids moved out, don't need such a big place. Apex Sangam Vihar aur Kasturi Homes dono completed hain. Total cost of ownership aur maintenance charges mein bahut fark lag raha hai. Hidden costs kitne honge? Senior citizens ke liye kaunsa better hai, hospital paas mein ho.

Dekho, senior living ke liye sirf flat nahi, community aur amenities bhi dekhni padti hain. Kasturi Homes ka sunna hai ki amenities achi hain, but maintenance high hai. Apex Sangam Vihar toh kafi purana hai, 2007 mein completed. Uska resale value aur current society management dekhna padega. Delhi mein toh properties ke rates kafi upar hain abhi, toh budget mein achi deal milna mushkil hai.
Sahi baat hai! Purane projects mein toh yeh sab common hai. Builder toh nikal jaata hai baad mein aur problems society handle karti hai.
Bhai, Apex Sangam Vihar ka toh sunke hi darr lagta hai. My friend booked in a project near Anand Vihar, completed 2008-09. Initially, maintenance was low, but after 5 years, society formed, and charges went through the roof! Plus, there were structural issues later on like seepage and lift problems. Older projects ka hidden cost maintenance mein aur repair mein bahut aata hai, especially if the builder didn't use good quality materials. Always check society minutes for past issues.
Jab bhi koi old project consider kar rahe ho, sabse pehle uski society ke office mein jaake baat karo. Unke past meeting minutes dekho, kitne repairs hue hain, kya major expenses aaye hain. Builder se completion certificate aur occupancy certificate ki copy lena mat bhoolna. Aur RERA toh 2016 ke baad aaya, toh 2007 ke projects pe direct apply nahi hota, but still, documentation clear honi chahiye. Apex Sangam Vihar 2007 ka hai, toh yeh sab documents hone chahiye.

Totally agree! Mera bhi experience Ansal Villas mein kuch aisa hi raha. Builder ne initial maintenance bahut kam bataya, but jab society ne charge liya, toh double ho gaya. Aur common area repairs ka toh pucho mat, har doosre saal kuch na kuch nikal aata hai.

Hospital proximity ka kya scene hai? Koi bade hospital kitni door hain wahan se? Seniors ke liye bahut important hai ye.
Apex Sangam Vihar, I know that one. It was completed way back in 2007, almost 17 years old now. Total 135 units hain usme. Maintenance toh society decide karti hai ab, builder ka role khatam ho gaya. Hospital ke liye Batra Hospital kafi paas hai, that's a definite plus point for seniors. But make sure to check the exact condition of the building, especially plumbing and electricals, they can be major hidden costs in older properties.
Haan, hidden costs ka toh bahut darr hai. Kya builders RERA mein registered hote hain, even for completed projects like Apex Sangam Vihar? Yeh toh 2007 ka hai, tab RERA tha bhi nahi.
