Delhi's 24/7 power backup is a total myth.
Since last year I've been checking out properties in Delhi for myself. Honestly, buying for me is way harder than selling! Jay Hind Apartment is on my list, but I'm worried about the actual utility delivery. Builders always promise 24/7 power backup, but is it full flat or just common areas? And water supply... do residents face tanker dependency often, or is the tank capacity genuinely enough? I know the super area vs. carpet area games, but these day-to-day realities are what actually matter. Any insider experiences there? Don't want to regret it later.

Jay Hind Apartment ka RERA No. 'Not Applicable' dikha raha hai? Bhai, ye toh pehla red flag hai. Ongoing project hai aur RERA registered nahi hai, iska matlab kya hai? Be very careful. Many small builders try to bypass RERA if they have less than 8 units or less than 500 sq mtr, but this one has 12 units. Kuch toh gadbad hai. Builders ka track record check karna bahut zaroori hai.
I heard it's a relatively new builder, 'Bharat Developers'. Not much info online about their past projects, which is another red flag. Better to be safe.
Yeah, that RERA status is super fishy. With 12 units, they should definitely be under RERA. Kis builder ka project hai yeh, anyone knows? Unka past record kaisa hai?
Totally relate! Builders will promise you the moon, but when it comes to actual 24/7 power, it's always 'terms and conditions apply'. Usually, it's just common area lights and maybe one fan point. Water supply is another big headache. My friend in Anand Niketan faces tanker issues every other month. This transparency issue is so frustrating for first-time buyers like us.
