Delhi's 'premium' projects are just marketing
Budget finalised, loan pre-approved — now stuck on which sector. Honestly, I work in real estate but buying for myself is a different ball game. Everyone glorifies 'premium' projects like UCO Apartment, but nobody talks about the actual construction quality after a year or two. Matlab, kitne projects mein cracks aa jaate hain, seepage shuru ho jaati hai, cheap fittings. This affects resale value big time, aur maintenance costs toh alag hain. Okay, I'll say what no one says: those fancy clubhouses aur sports facilities? Seriously, are they ever fully utilized ya bas marketing gimmick hain? My concern for an investor is, does a 'ghost' amenity justify the premium pricing? Tenant attraction bhi important hai. If amenities are just for show, they won't attract good long-term tenants. Most builders promise the moon but deliver a small stone. Change my mind.

Bhai, you hit the nail on the head. I've been eyeing a few projects near Anand Vihar and the sales pitch is always about the 'exclusive lifestyle' and 'world-class amenities'. But when you dig a little deeper, the actual carpet area is tiny, and the per sqft rate is just insane for what you're getting. My cousin bought in a 'premium' project a few years back, and now the society is struggling with basic water supply issues and the swimming pool is always green. Where's the premium in that? It's all about perception, not reality, especially in this current slow market where builders are desperate.
Your cousin's story is exactly my fear
Totally agree with the post! This 'premium' tag is just a way to loot us. My friend booked in Alaknanda and the promised gym is perpetually 'under construction'.
Exactly! They show you grand plans, take your money, and then you're stuck with a half-baked project. My parents almost fell for a similar trick with a builder promising a golf course that was clearly just a patch of grass.
Haan bhai, same experience! Facilities sirf brochure pe achhi lagti hain.
