Delivered amenities rarely match brochure promises.
Been looking for a 3BHK for two years now, especially for the kids. My wife's seen Emaar Emerald Floors Premier brochures and loves the amenity list. Honestly, I'm worried about what actually gets delivered. Do clubhouses and pools remain usable, or are they ghost facilities with high maintenance? Is the green space real, or just cramped towers? What's the post-possession reality?

Emaar ka track record mixed hai, especially with timelines. Amenities ka toh sach mein lottery jaisa hai. Mere ek relative ne Emaar ka hi dusra project liya tha sector 65 mein, pool toh hai but itna ganda rehta hai ki koi use hi nahi karta. Aur gym equipment bhi third-class. Jab tak khud jaake site visit na karo, aur wahan ke residents se na milo, tab tak brochure pe bharosa mat karna.
Residents se contact karne ke liye, site pe jaake security guards se baat karo, ya fir wahan ke local shops pe puchho. Kai baar society groups mil jaate hain. Aur haan, 'ghost facilities' banate hain, especially when maintenance is an issue.
Sahi keh rahe ho. But residents se kaise contact karein? Aur agar project completed hai (possession date 2017-12-01), toh ab toh saare amenities operational hone chahiye na? Ya phir ye builders 'ghost facilities' banate hi hain?
Yaar, yeh toh common story hai. Mere ek dost ne Airport Road side mein ek project liya tha, brochure mein rooftop pool tha, gym tha. Possession ke baad pool toh bana hi nahi, aur gym mein bas 3-4 machines. Builder ne bola 'future plans' hain. Emaar Emerald Floors Premier ka price range ₹3.1 Cr – ₹3.6 Cr hai, itne mein toh amenities top-notch honi chahiye, not just for show. Kya RERA number check kiya hai?
RERA mein completed dikhna aur actual usage, bahot fark hota hai. Meri cousin ka flat hai Badshahpur mein, unka clubhouse ek saal tak band pada tha renovation ke naam pe. Maintenance charges poore le rahe the, par facilities zero. Emerald Floors Premier mein total 280 units hain, toh maintenance kaafi high hoga agar amenities use na ho payein.
Haan, RERA number hai A51700033682. Online check kiya tha, project completed dikha raha hai 2017-12-01 possession date ke saath. Toh theoretically, amenities toh ready honi chahiye ab tak.
Bhai, exactly yahi darr mujhe bhi lagta hai! Brochure mein toh sab kuch dream jaisa dikhta hai, but real life mein kitna maintain hota hai? Mera budget bhi similar hai, so I'm very cautious.
