Did a site visit to Deri Shankar last weekend. I'm currently in a 2BHK in Sector 78 and thinking of upgrading to a 3BHK there. Saw a few 3BHKs asking around ₹1.1 Cr, which feels pretty steep. Honestly not sure if this price jump is justified given I already have a home loan. Is the real resident life worth that premium? How are the RWA and maintenance charges? Any hidden costs people discovered after moving in?

What about possession status? Is it ready-to-move or still under construction? Because if it's still under construction, that ₹1.1 Cr price tag is even more ridiculous, given the current interest rates and the uncertainty of project completion.

My biggest worry is the RWA. I've heard horror stories from other projects by the same builder, especially one near Ajayabpur. They just don't maintain things properly after possession, common areas are neglected, and getting anything done is a nightmare. Make sure to talk to existing residents if you can find any, before committing.

My friend in a nearby society (not Deri Shankar but same builder) pays ₹4.5/sqft and it keeps increasing without proper explanation. Plus, hidden charges like IFMS, club membership, power backup installation can easily add another 2-3 lakhs to the total cost after booking. Be very careful with the final cost breakdown.
₹7400/sqft? Bhai, that's steep! I saw a similar property in Alistonia Estate a few months back for ₹6800/sqft and thought that was high. Market mein aag lagi hai, but this is pushing it.

Builder ka track record bhi check kar lo. Suna hai delays bahut hain, aur phir maintenance ka rona alag se.
Haan yaar, same feeling. For that money, I was looking at Alpha I Greater Noida, mil jaata hai kuch better wahan. Plus, existing loan ke saath itna stretch karna is just scary. The risk doesn't seem worth it.
