₹85 lakh for El Progreso feels steep for Pune's current market. My calculations show Codename Parivar at ₹54 lakh looks like a much better entry point, from my experience. I'm really trying to figure out the true price per sqft after all the hidden charges. Is El Progreso's carpet area efficiency really that much better to justify such a premium? For 5-year appreciation, I'm analyzing the ROI. Parivar has a lower base, which often means higher upside, but will its location appreciate as quickly? Honestly not sure which project offers better long-term investment potential.
Been looking for 6 months now and Destination EL Progreso B Phase 2 is really catching my eye. It's around ₹85-88L, which feels like a huge amount for a first home. Honestly, I'm wondering if the amenities are actually useful daily, or just for show. How's the commute from there to Hinjewadi or Kharadi? Are the schools and hospitals nearby good? My parents keep saying location is everything, and ab samajh nahi aa raha.
