Devanahalli prices feel high. I'm finally done with renting. Is a 2BHK there wise now, or will prices dip? What's the actual investment potential in 3-5 years?

The current interest rates are also not helping. EMI is already high, and then you see property rates in
Yaar, I almost booked a 2BHK in Aavalahalli last year for 75L. My agent said it was a steal. But then I looked at the actual appreciation in the last 3 years, and it was barely 10-12%. Is that good enough for such a large investment? I'm worried about getting stuck with a property that doesn't grow.
So did you end up buying somewhere else, or are you still looking? What did you decide after seeing that low appreciation?
Agent toh hamesha 'steal deal' hi bolenge. You did well to research. Always cross-check with actual transaction data, not just quoted prices. RERA website can be helpful sometimes for project details.
10-12% over 3 years is quite low for Bangalore standards, especially for an emerging market like Devanahalli. My friend bought in Whitefield 4 years back, and his property value has almost doubled. So, no, 10-12% is definitely not good enough for a primary investment.
Sahi kaha, bhai. Mera bhi yahi haal hai. Builders are quoting 6500-7000 per sqft near the airport road. For a first-time buyer like me, it's a huge stretch. Plus, connectivity to main Bangalore is still a pain if you work in the city, despite the new road projects.
Totally agree, bhai! Devanahalli mein prices toh आसमान छू रहे hain. I'm also looking for a 2BHK, but at 80-90L for a decent project, it feels like I'm buying a flat in Koramangala. Is this sustainable, or are we just fueling a bubble?
Haan yaar, Koramangala comparison is spot on! My budget was 60L max, so Devanahalli is just out of reach for a decent 2BHK.
Bubble toh nahi bolenge, but demand is definitely driving it. Abhi work-from-office start ho raha hai, toh log airport ke paas dekh rahe hain. Is it sustainable? Hard to say, market is unpredictable, but prices might consolidate for a bit.
