Devanahalli Airport Zone — honestly, I'm regretting my move here thoda sa. Just got possession of my 2BHK in March. Builder ne abhi tak OC nahi diya hai, aur maintenance charges itne high hain, they were not disclosed properly. Brochure mein bahut kuch promise kiya tha, but ground reality is totally different. My EMI is ₹55k, aur ab ₹8k extra maintenance de raha hoon jo pehle bataaya nahi tha. Society ka water supply bhi proper nahi hai. Anyone else facing such hidden issues here? Kya karna chahiye, koi advice?

It's tough out there for first-time buyers. Budget-conscious log toh har ek paisa dekhte hain. EMI ₹55k is already substantial, uske upar ₹8k extra is a major burden. This Devanahalli area was supposed to be the next big thing, but these issues are really tarnishing its image. Water supply ka issue toh basic necessity hai, that's unacceptable. Koi local advocate se advice lo, maybe a legal notice will shake the builder up.
This is a classic case of misrepresentation. You should form a residents' welfare association (RWA) and collectively address these issues. For OC, you can complain to RERA directly. Maintenance charges agar agreement mein nahi the, toh you might have a strong case. Has anyone else from your society taken this up with the builder or RERA?
Totally agree with the original post. I was also considering a 2BHK near Adigara Kallahalli in the same zone last year. The sales team was super smooth, showing all these fancy amenities and promising low maintenance. But when I asked for the detailed cost breakup and maintenance agreement, they kept delaying. Luckily, I pulled out. Bengaluru market mein abhi bhi bohot builders ye tactics use kar rahe hain. It's a buyer beware situation.

Water supply issue toh society level pe resolve ho sakta hai, but OC delay is a big red flag. What does your builder say about the OC?
OC delay is the worst. Banks also start harassing for full EMI even if you don't have OC. Is your builder giving any compensation for the delay? They should, legally. Check your agreement for penalty clauses.
Sahi baat hai, RERA docs mein sab details hoti hain. But sometimes builders manipulate that too, ya itna complex hota hai ki normal buyer samajh nahi paata. Hum jaise first-time buyers ke liye it's a minefield. OC delay ka toh koi excuse nahi hota. Builder bolta hai, 'processing mein hai', but kab tak?

Haan, naam disclose karna chahiye, taaki baaki log beware rahein. Ye hidden charges bahut common ho gaye hain, especially in projects closer to the airport where demand is high. Log jaldi mein book kar lete hain.
Exactly! My cousin almost booked in Aavalahalli, but then they saw the actual maintenance agreement, it was 30% higher than what was verbally committed. Lagta hai ye naya trend hai builders ka, brochure mein kuch aur aur reality mein kuch aur.
