Devi Empress Court – I'm seriously looking at this completed project for investment. Being in real estate, I know the market kaafi, but for my own money, I want ground reality check from you all. Devi Empress Court ₹4.67 Cr range mein hai. Mujhe iska past appreciation track record jaanna hai. Launch se ab tak kitna move hua hai price? What's the actual rental yield for a 3BHK yahan? Kahin investor ratio bahut high toh nahi hai, ghost society jaisa feel na ho. Resale potential kaisa hai? 5-7 saal mein exit karne ka plan hai, toh buyers milenge kya for this price point? Bhai, 4.7 Cr for a 3BHK in Devi Empress Court? Thoda high side pe nahi lag raha? I checked some listings, it's definitely premium. Resale mein itna high ticket size toh buyers dhoondhna mushkil ho jaata hai, especially for a 5-7 year exit plan. Uske upar agar investor heavy society hai, toh rentals bhi fluctuate karte hain. I'm a first-time buyer myself, looking at properties around Ambegaon, and even there, 2 Cr ke upar jaana feels like a huge stretch for future liquidity. Just my two cents,
