Okay I'll be honest — buying property in Noida Extension was way more complicated than I thought. Just shifted to Devla last month, bought a 2BHK. I was looking at Ambesten Infratech and some resale flats. My biggest confusion was broker vs direct builder. Brokers kept pushing new projects, saying secondary market mein zyada negotiation scope nahi hota. But I felt like new projects mein toh builder price fix rakhta hai, right? For investors, where do you guys find better deals? Resale mein ya direct builder se?

Totally agree, bhai! Noida Extension mein property lena is a maze. Even I'm looking in Devla and facing the exact same broker pressure. They always push new projects, saying 'invest now, price badhega'. But resale mein chances lagte hain better negotiation ke. What was your experience with Ambesten Infratech, any specific project?
