Just moved into Gunpura last month. Went with a construction-linked plan for my 3BHK. Property Minds didn't budge much on price. Wondering if a heavier down payment could've unlocked a better spot discount. Any recent experiences on this in Noida Ext?

Ye builder log hamesha bolte hain cash discount denge, but end mein kuch nahi milta. Mere friend ne Alpha II mein book kiya tha, 40% down diya, phir bhi bas 50k ka furniture voucher mila. Is it even worth blocking so much capital for such a small return, considering the opportunity cost?
Property Minds ka toh pata nahi, but when I was booking my flat in Ajayabpur last year, the builder clearly said a 30% down payment would get me an additional 1% spot discount on the base price. It wasn't much in percentage, but for a 3BHK, even 1% is a decent chunk of change, easily covering registration costs. Did you try negotiating hard or just accepted their first offer? Sometimes they budge if you show serious intent and are ready to close quickly.
Totally agree with U1's point. Maine bhi Alpha I Greater Noida mein dekha tha, bigger down payment ka offer tha but discount marginal hi mila. Lagta hai pre-launch mein hi fayda hota hai, baaki time toh standard rates hi milte hain.
Haan bhai, same doubt. Builders na, bohot tight hote hain discounts pe. Especially abhi jab market thoda upar jaa raha hai, lagta hai unko zaroorat hi nahi hai discount dene ki.
Yeah, my uncle tried to get a discount in Alistonia Estate with a higher down payment last year, but the builder just gave some basic freebies like a modular kitchen package. No actual price reduction. It's frustrating for first-time buyers like us.
Sahi keh rahe ho. Abhi toh rates badh hi rahe hain, toh why would they give discounts?
