Just got possession for my Ansal API flat in Sector 24C. Realised later ki bank final payment release karne mein bahut time lagate hain. Isse builder ko pressure kar sakte ho for snags. Mera 3BHK ₹1.1 Cr ka tha, last 10% payment mein negotiation ki jagah, snag list pe focus kiya. Hope this helps.

It's a tricky balance, honestly. On one hand, you need to protect your investment and ensure quality. On the other, you don't want unnecessary delays or legal battles. The original poster's point about leveraging bank delays is smart, but it requires careful timing and knowing your builder. So, did they fix everything to your satisfaction in the end? This is crucial for us first-time buyers.
This strategy is good, but in today's market, builders are also struggling. Sometimes, pushing too hard can backfire, especially if they're already facing financial issues. What if they just abandon the project? I've heard stories from Manimajra where projects got stalled.
RERA definitely helps, but it's a long process. You can file a complaint for project delays or quality issues. But getting actual resolution can take months, even years. Better to sort it out with the builder directly if possible, using leverage like the bank payment. I know someone who got compensation through RERA but it took 3 years.
Haan, RERA ka kya role hai ismein?
Bhai, agree to disagree. Our money is hard-earned, why should we compromise? They need to deliver what was promised.
Totally relatable! We bought in Mullanpur Garibdass last year, and the builder was so slow with the finishing. Our bank also took forever, which gave us leverage. We made sure they fixed the leaky bathroom and the shoddy wiring before the final payment. It was a tough fight, but worth it. Don't back down on quality.
But doesn't the builder just get annoyed and delay things further? My friend had a bad experience trying to pressure them. What if they refuse to hand over keys?
Exactly! Builders often try to bluff. This gives you power.
Actually, I think it's the opposite. The bank has committed to the loan, so the builder knows they're getting their money eventually. It's more about holding them accountable for the quality. My parents bought a flat in Sector 82 Mohali and the builder tried to rush the final payment before fixing some plumbing issues. They held out for two weeks, and everything got sorted. It takes guts, but it works.
Wow, brilliant tip! Never thought of using bank delay like that. I'm also looking at a 3BHK in New Chandigarh and worried about snags.
