That video about Gurgaon builder floor brokers has me thinking. It mentioned folks paid a premium for stilt parking duplexes and NOC plots, now facing demolition risk or evaporated value. My question is, were those initial asking prices ever really justified for that kind of risk? Seems like a huge gamble, especially if brokers are just pivoting to Dehradun now. What's your take on the actual value-for-money these Gurgaon builder floors offered?

Bhai, you hit the nail on the head. My cousin booked a stilt+4 in Badshahpur two years ago, and it's been a nightmare. The builder promised possession in 18 months, now it's 30 months and counting. Plus, the legal issues around the NOC for the stilt parking are still vague. He's already paid 70% and is stuck. The value has definitely not appreciated as much as promised; in fact, he's worried about future legal hassles. It felt like a quick money grab for builders and brokers, leaving buyers in the lurch.

Absolutely! That video just confirmed my fears. I was looking at builder floors near Airport Road (Gurgaon side) last year, and the prices they were quoting for a 2BHK were insane for plots with unclear titles. The brokers were pushing hard, saying 'good investment, location location!' but it always felt like a house of cards. Now seeing this, I'm glad I held back.
