Is pre-launch pricing for Sunder Homes in Sector 58 actually a better deal, or is it just FOMO marketing? I got my flat a few months back, honestly not sure if I nailed the best value. I went through a broker, thinking they'd get me an edge, but now I'm wondering if direct from the builder would've saved me some lakhs. What's the real story with early-bird discounts in Gurgaon? Has anyone seen a significant price difference? Should I have waited for open market rates instead?

Sunder Homes Sector 58, right? I heard their pre-launch was around 11k/sqft for initial bookings. What did you end up paying per sqft, if you don't mind sharing? That would give us a better idea if you actually got a bad deal or not. RERA ID kya hai project ka?
Haan, OP, please share your price! For Sunder Homes, a friend of mine got a unit at 10.5k/sqft in pre-launch, but that was almost a
Totally understand your dilemma! I bought a 2BHK in Sector 67 two years ago, and thought I got a good deal. But then I saw prices for similar projects launch even lower later, with better amenities. Brokers promise the moon but often just push whatever earns them commission. I wish I had done more direct research with multiple builders instead of relying on one agent. It's so hard to know the 'right' price, especially for first-timers like us.
Bhai, you're not alone in this feeling. Sunder Homes ka naam sunke toh lagta hai they always play with pricing. Pre-launch seems like a trap to create hype, not genuine savings. I almost fell for it last year for a project near Badshahpur, but pulled out last minute.
