Digambar Nagar mein 2BHK dekh raha hun, ₹75L around quote mila hai. Pune mein yeh prices justified hain kya? Negotiation scope kitna hai? Water supply ka kya scene hai, municipal ya tanker? Aur Hinjewadi commute ke liye morning traffic kaisa rehta hai wahan? First time buyer hun, honestly not sure.

Digambar Nagar ka water scene thoda tricky hai. Most societies still rely heavily on tanker supply, especially in peak summer. Municipal connection hai but pressure ka issue rehta hai. Aur Hinjewadi commute? Subah toh bhool jao. Pura bypass jam rehta hai. I have friends who live there and they leave by 7 AM to reach Hinjewadi by 9. ₹75L for that kind of infra seems over the top. What's the carpet area they are quoting?
Totally agree on the traffic. My brother works in Hinjewadi and lives in Anand Nagar. He tried Digambar Nagar for a bit, but the commute drove him crazy. He ended up moving back. You spend almost 3 hours daily just commuting. That's not worth any amount of money, especially for a first-time buyer. Plus, that 75L could get you something better in a slightly older but more established area.
Water issue is real, but some newer societies in Digambar Nagar have better borewell systems or tie-ups for regular tanker supply. It's not all bad. For Hinjewadi, yes, traffic is a nightmare, but many people now carpool or use company buses from designated points.
Bhai, 75L for a 2BHK in Digambar Nagar sounds a bit steep, to be honest. I was looking around Sinhagad Road a few months back, aur wahan bhi similar pricing tha for slightly bigger flats. Negotiation ka scope toh builders se hamesha rehta hai, but 5-7% se zyada expect mat karna.
What's the carpet area they are quoting? That makes a huge difference.
Haan bhai, same experience. I saw flats near Ambegaon Budruk for lesser, and connectivity was decent.
