Diplomats Golf Link ki construction quality, kya sach mein premium hai?
Is Diplomats Golf Link's construction quality really that premium, ya bas naam ka hai? I just moved into my 3BHK on Golf Course Extension last month. Honestly, I'm seeing things nobody talks about online. Everyone glorifies big names, but Diplomats Group ka construction looks good on paper. After moving in, minor cracks and seepage are already showing up after the first monsoon. Paid 2.5 Cr+ for this, thought it would be solid. Hidden charges ka toh alag hi scene tha. PLC, EDC ke alawa bhi so many random deposits at possession, it felt like a shakedown. Post-possession maintenance charges bhi kaafi high lag rahe hain. Are all premium builders like this in Gurgaon, ya I just got unlucky? Change my mind if you've had a better experience with Diplomats Golf Link.

Is there any RERA complaint against Diplomats Group already? Thinking of a project near Bal
Hidden charges are the real scam. I'm seeing this trend everywhere in Gurgaon, not just with premium builders. PLC, EDC are standard, but these 'miscellaneous' deposits and high maintenance post-possession just burn a hole in your pocket. It's like they recover some cost there, especially with the current market conditions making sales a bit slower.
Yaar, this is exactly what I feared. Diplomats Group ka toh koi track record hi nahi hai, they have literally 0 completed projects before this. How can anyone call them 'premium'? I mean, people are paying 2.5 Cr+ for a builder with no history, that's a huge risk. This is why due diligence is so important, especially for first-time buyers like us who put our life savings into this.
For new builders, RERA documents check is a must. But even then, construction quality is hard to predict. Sometimes, it's just a gamble, especially when they show fancy brochures and mock-ups.
Exactly! What due diligence did you do before booking?
Sahi kaha bhai, 0 projects ka risk bahut bada hota hai. I was also looking at a property near Badshahpur and the builder had just one small project delivered. It makes you wonder if it's worth the premium.
Totally agree with the OP. My friend also bought in a different 'premium' project on Golf Course Ext and faced similar issues with minor cracks and cheap fittings within months. It feels like builders just slap a high price tag and call it premium, but the actual delivery is often subpar. The hidden charges part is the worst, they just keep adding stuff like utility setup fees and club membership charges right at possession, which were never clearly disclosed earlier. It's a proper shakedown.
