Since last year I've been eyeing properties around Golf Course Extension Road, and Diplomats Golf Link really caught my attention. The 3BHKs look promising. Honestly, not sure about their delivery track record though. Did they actually hand over on time for past projects? What's the real construction quality like after a few years? Heard some stories about finishing issues with other builders. Also, how about society maintenance post-possession? My parents say that's crucial. Ab samajh nahi aa raha, is it a safe bet?

It's true that the lack of past projects is a big concern. But sometimes new builders offer better amenities or more flexible payment plans to attract buyers. The location on Golf Course Extn Road is definitely a plus for future appreciation. I guess it boils down to how much risk one is willing to take. Maybe ask for bank guarantees or check their financial backing?
My friend invested in a project by a lesser-known builder in Baharampur Naya a few years back. The project was delayed by almost 4 years! They kept giving new possession dates, citing RERA issues, raw material shortages – all excuses. The finishing quality was terrible post-handover, and now the RWA is struggling to get basic repairs done. It’s a nightmare. So, when I hear 'Diplomats Group' with zero projects, it gives me major red flags. Please be very, very careful with your hard-earned money.
Anyone know what's the actual PSF going rate for Diplomats Golf Link? Brochure mein toh kuch aur hota hai, real deal kuch aur.
Haan, hidden costs toh mar dete hain. Total cost always shoots up. Builders ko seedha-seedha price batana chahiye.
U5, last month I enquired, they were quoting around 13,500-14,000 PSF for a decent floor. But then there are hidden charges, PLC, car parking, club membership. End mein it goes up by another 10-15 lakhs easily. For a new builder, this seems steep.
Main bhi same boat mein hoon. Location toh achhi hai no doubt, but construction quality aur maintenance ka sunke darr lagta hai. My cousin bought in a new project near Basai, aur ab society maintenance ke liye ladte rehte hain. Itna paisa deke bhi shanti nahi.
Bhai, Diplomats Group ka koi previous project hai hi nahi. Ye unka first venture hai. Bahut risky lag raha hai, especially for a first-time buyer like me.
Sahi kaha U1. My dad always says, 'Builder ka history dekho, not just brochures.' For a 3BHK, we're talking serious money, easily 2-3 Cr. Agar builder ne delay kiya ya quality compromise ki, toh hum jaise middle-class log toh phas jaayenge. Plus, the prices they're quoting are almost at par with reputable names in areas like Badshahpur or even parts of Airport Road (Gurgaon side). Why pay premium for an unknown entity?
Exactly! Yahi toh main bhi soch raha tha. Golf Course Extn Road pe itne established builders hain, why go with someone totally new? Delivery track record toh zero hai. Pata nahi kya soch ke log book kar rahe hain.
