Upgrading my Sector 83 2BHK to a 3BHK, eyeing Sunder Homes. Do brokers actually help with negotiation, or just add cost? Should I go direct?

Hold on, not always better! Direct deals can be tricky. Builders often show you one price, but then add hidden charges later. Brokers, good ones at least, can clarify all these costs upfront and sometimes even get you a better deal through their bulk buying power. Especially with Sunder Homes, check their RERA status thoroughly, don't just blindly trust.

Totally agree! Brokers just push what gives them high commission. For Sunder Homes, I'd say go direct. They usually have their own sales team, and you can negotiate better without the middleman's cut. Plus, sometimes builders have direct-to-customer schemes, toh savings ho jaati hai.
U2, yes, paperwork is usually handled by their legal team. I bought directly from a builder near Badshahpur last year, and they had dedicated staff for all the documentation. Just make sure to get everything in writing and read the fine print yourself or get a lawyer to review it, bahut important hai.
