Been checking out 3BHKs in Gurgaon for upgrade from my Sector 29 2BHK. Broker se deal lena sahi hai ya Bricksquare Developers jaiso ke paas direct jaana? Investors, total acquisition cost mein kahan better value milti hai?

My personal experience with a direct builder was a nightmare. Booked a 3BHK in a project near Baharampur Naya, thinking I'd get a great deal. The builder kept extending the possession date, citing 'construction challenges' and 'approvals'. Market conditions have also changed drastically in Gurugram, property prices have gone up, but my project is still stuck. Now I'm paying EMI and rent both. Builder ki marketing team sweet-talk karti hai, but ground reality kuch aur hoti hai. Investors, be very careful with new launches, especially if the builder isn't well-established.

Maintenance, club, parking ke alag se charges lagte hain, aur sabse bada headache - possession delay. Kya builder ke saath deal karte waqt yeh sab clear ho jaata hai ya baad mein surprise milta hai?
Exactly U6! And about possession delay, that's the biggest worry. My friend booked with a big builder near Airport Road, and the project got delayed by 2 years! RERA ne rules banaye hain, but compensation milna bahut mushkil ho jaata hai. Always check the RERA registration status and the builder's past project delivery timelines. Agar builder ka reputation achha hai, toh chances of delay kam hote hain. But always keep a buffer.

Builder generally quote a base price, and then add on floor rise, PLC, development charges, society maintenance deposit, club membership, car parking, power backup installation charges, IFMS (Interest Free Maintenance Security)... the list is endless. These can easily add 10-15% to your 'quoted' price. Make sure you ask for a *total cost sheet* with all these items clearly broken down before signing anything. Don't rely on verbal assurances.

U2, I get your point, but not all brokers are bad. Agar koi reliable aur experienced broker mil jaaye, toh woh market ki deep knowledge deta hai. Unhe pata hota hai kaunse projects mein hidden charges hain, kaunsa builder time pe possession deta hai, aur kaunse area mein future appreciation achhi hai. Maine khud Basai mein ek property li thi through a broker, aur usne saare legal checks karwa diye the. Plus, negotiation mein bhi help ki thi, builder se better price dilwayi thi. Saves a lot of time and headache for first-timers.

Ek baar Badshahpur mein ek plot ke liye broker ne itna ghumaya, har baar alag price batata tha aur commission bhi high maang raha tha. End mein pata chala ki builder direct usse better offer de raha tha. Brokers often push properties where they get higher commission, not necessarily what's best for you. Direct builder se negotiations mein transparency zyada rehti hai, aur kabhi kabhi builder special launch offers bhi deta hai jo brokers ko nahi milte. Bas builder ka track record check karna zaroori hai.
